Developer Transition Study

This study for a condominium or homeowner association provides a comprehensive engineering investigation of the quality of construction of the association's buildings and grounds. The incoming board and their attorney uses this professional engineering opinion to negotiate correction of those conditions that depart from accepted standards of the construction industry.

Your Developer Transition Study will typically include:

Review of all design drawings, specifications and public offering statements.

Listing of all exceptions found during an inspection of the property.

Specific recommended repair or replacement procedures for the exceptions.

Cost estimates for correcting the exceptions with priorities.

Narrative report detailing the methodology of the study that supports its conclusions.

How the client benefits:

A specific agenda is available, prepared by a professional with recognized credentials,
that facilitates negotiations between developer and the board of directors / trustees.

Aside from immediate benefits, the detailed inventory of components along with their                         performance characteristics is the first step in the preparation of a routine preventive                        maintenance program.

Since much of the data collected during a reserve study can be used in a transition study, many         clients will have both done concurrently.
